Custom New Homes

A home designed for your site, not adapted from a catalogue. We’ll work with local draftsmen and architects to develop plans that respond to the block, the orientation, the views, and how you actually want to live in the place. A flat coastal block or a steep site with ocean views, both are fair game. We build from scratch to suit.

Major Renovations & Extensions

The home you have, rebuilt for the way you want to live now. Large-scale renovations, second-storey additions, and extensions that change how a house works. Structural work on existing homes always comes with unknowns, and we've been doing it long enough to deal with what's behind the walls without blowing out your timeline.

Knockdown-Rebuilds

Sometimes the site is right and the house isn't. A knockdown-rebuild lets you start fresh on a block you already own, in a location you've already chosen. We handle demolition coordination, the new design, council, and the full build.

KDRs on this coast usually come with complicated site conditions: established trees, slope, neighbouring structures, council overlays. We've done enough of them to know where the complications hide before they show up on your invoice.

Common questions about building on the coast

The answers here cover what most people want to know before starting a custom build on the Mid North Coast. If your question isn't listed, get in touch.

  • It depends on the site, the design, and the specification. A custom home in the Hastings region can sit across a wide range depending on block conditions, size, and the finishes you choose.

    We quote either fixed price or cost-plus, depending on the project. Fixed price gives you a total upfront. Cost-plus works better when there are unknowns, like a renovation where you can't see everything until the walls come off. Your quote will include estimated prime costs (the fixtures and fittings you select) and provisional sums (costs that depend on what we find on site, like rock during excavation). We'll go through every line with you before you sign anything.

  • It depends on the house, the site, and what you're trying to achieve. A major renovation makes sense when the bones of the home are sound and the layout mostly works. You keep what's good and rebuild the rest. A knockdown-rebuild makes sense when the cost of fixing what's there starts approaching the cost of building new, or when the existing structure is limiting what you actually want.

    We’ve done both. We’ll give you a straight answer about which option gets you more for your money, and sometimes the honest call is that a reno isn't worth it. We'd rather tell you that early than have you find out mid-build.

  • No. Some clients come to me with finished plans. Others come with a block and a rough idea. Both are fine.

    We work with local drafting and design partners who can take your brief from concept through to council-ready documentation. We review every set of plans for buildability before they're submitted, which catches things on paper that would cost real money on site. If you already have an architect or designer, we’ll work with their team too.

  • Usually, yes. Steep sites need more excavation, engineered retaining, and deeper foundations. Access for machinery adds cost too, particularly on the tighter coastal lots around Lighthouse Beach and Shelly Beach where there's not much room to swing a truck.

    Sloped blocks are also where the views are, and where the most interesting builds tend to come from. We've built on plenty of them across the Mid North Coast. The thing that matters is understanding the full site cost early, before you commit to a design that doesn't account for the slope. If you've got a block and want to know what's realistic, we’re happy to take a look.

  • Most custom homes we build take 8 to 14 months from slab to handover, depending on size and complexity. Before construction starts, allow another 2 to 4 months for design, engineering, and council approvals through Port Macquarie-Hastings Council.

    We’ll give you a realistic timeline at the quoting stage. If a build is going to take ten months, we'll say ten months. You can plan around that.
